What is the average life of an HVAC system?

This will depend a lot on the type of system and the amount of use. Under any circumstance, you should get 10 years out of a system. If you get 15 you have done good and if you get 20+ then you are very lucky! By the time a system hits the 15-year mark it is likely outdated in technology/efficiency and its refrigerant type so thinking about replacement around this time would be a good idea. When a unit has a major component failure, regularly needs repairs or refrigerant charge then it is time to replace it. In most cases, all units CAN be repaired but does not always make the most sense to do that.

How are the sizing capacities of heating and cooling systems measured?

Heating and cooling systems are rated in BTUs or British Thermal Units. 1-BTU is a scientific term for the amount of heat energy required to raise 1 gallon of water by 1 degree Fahrenheit. Now you will always hear air conditioners rated in ‘tons”, one ton is 12,000 BTUs. So for example a 3-ton would be a 36,000 BTUs per hour air conditioner. The term “tons” comes from the fact that 12,000 BTUs is the amount of cooling that 1 ton of ice will provide as it melts. That means your 3-ton air condoner is producing the same amount of cooling in your house as melting 6,000 pounds of ice every hour!

How can I increase the efficiency and life of my home’s heating and cooling systems?

The best way to keep your system operating efficiently and as long as possible is to stay on top of the maintenance/filter changes and select the right equipment to start with. When selecting a new or replacement unit the higher the SEER rating the less money you will spend to cool your home. SEER rating does not have anything to do with how much it can cool, but rather how much cooling you get for your dollar. I always recommend at least a 16 SEER or better when selecting a new system to get energy savings throughout the life of a system. When a system is maintained properly it will run as efficiently as the day it was installed. Clean coils allow for better heat transfer and that is what air conditioning is all about. The right refrigerant level and electronic components in good working order will ensure efficient operation of your system, these are all items addressed on annual or biannual maintenance.

How long should I keep my system running?

If you need air conditioning to keep your house comfortable then it should be left on. Once your AC reaches its set temperature do not turn it off. These units are designed to have a length of run time to thoroughly cool and dehumidify your inside air. Shutting a unit off will just result in more work for the unit and less comfortable air. Leave your system set to the temperature you want and leave it there, let it run as long as it needs to for maximum comfort and performance.

What air temperature should my air conditioner produce?

Most residential and commercial air conditioners should be able to drop the air about 20 degrees from the temperature it goes into the unit. If your air handler is pulling in 70-degree air then it should be blowing 50 degrees at the supply registers. With modern systems, this should be true regardless of outdoor temperature. The only variable is humidity, if it is very humid then a lot of the cooling capacity is used to dehumidify your home then your temperature split can be as low as 15 on a very humid day. If your system is ever regularly running above or below a 20 degree split there may be something wrong, poor airflow on incorrect refrigerant charge.

How often should I replace my filters?

Your filters are very important to protecting your system and the air you breathe. They should always be checked at the suggested time period of the manufacturer. Most 1 inch filters will be 90 days but depending on system design and run time they can range from 30 days to 6 months. The larger 4-5 inch filter has a much longer life 6 to 12 months and allows better airflow for your system. In my opinion a 4 inch filter rack is one of the best things you can add to your system. Most people have a busy life and filter replacement is likely low on the importance list, it is a lot less work and cheaper checking them only 2 times a year. Since all systems are different in a new house or with a new system, start checking your filter monthly and if it’s always good then switch it to 2, then 3, until you figure out when it’s dirty and that should always be your filter change schedule.

How often should I have maintenance done on my air conditioner?

One to two times per year will be plenty for most residential applications, but may require additional filter changes between maintenance checks. Your system type and its amount of use will determine if 1 or 2 maintenance visits per year are needed.
